MORTGAGES MADE SIMPLE.

A smaller down payment. A thoughtful start.

Explore what is possible for your first home—or your next one.

Eligible buyers in Michigan, Florida, and Texas may have no-down-payment options, conventional options with as little as 3% down, or FHA options with as little as 3.5%. Lincoln Capital Funding helps compare eligibility, payment, and cash needed at closing.

Plan for more than the down payment.

Closing costs, prepaid taxes and insurance, escrow funding, and reserves can affect the cash you need. No down payment does not necessarily mean no cash needed at closing.

A smaller down payment can preserve savings, while a larger one may change the payment, mortgage insurance, or available pricing. We can compare both while leaving room for moving, repairs, and everyday life.

YOUR QUESTIONS. REAL ANSWERS.

Questions worth asking.

Are low-down-payment loans only for first-time buyers?

No. Some programs are designed for first-time buyers; others may be available to repeat buyers who meet the requirements. Tell Marc whether you currently own a home and how you intend to occupy the next property.

Can gifts or assistance help?

Eligible gift funds and assistance may be available depending on the program and your circumstances. Source, documentation, income and property rules can apply. Ask whether assistance is a grant or a loan, whether repayment can be triggered, and how the overall rate and costs compare.

Can the seller help with closing costs?

Seller credits may cover eligible costs within program limits and the purchase agreement. They generally do not replace the required borrower down payment. Discuss the strategy with Marc and your real estate agent before negotiating.

Should I wait until I have 20% down?

That depends on your budget and goals. We can compare buying with an eligible smaller down payment against waiting, including monthly costs, reserves, and the price range that feels comfortable. There is no pressure to buy before you are ready.
