FINANCING AN INVESTMENT PROPERTY
Your next property. A thoughtful plan.
The financing should fit the property and your plans for it. Let’s compare the options and understand the details before you commit.
NOVI ROOTS. MORE POSSIBILITIES FOR INVESTORS.
Lincoln Capital Funding helps investors compare conventional investment-property financing in Michigan, Florida, and Texas. For DSCR loans only, we can also help in the additional locations listed below. Marc works directly with you to understand the property, your rental plans, and your financing goals.
What is a DSCR loan?
DSCR stands for debt-service coverage ratio. These investment-property loans generally evaluate rental income in relation to the property’s loan payments and housing expenses. Lenders also consider factors such as credit, equity or down payment, reserves, and the property itself. Requirements vary by lender and program.
Should I use a conventional investment loan or a DSCR loan?
We can compare the options available for your situation. The decision may involve income documentation, property eligibility, closing costs, rates, reserves, and how long you expect to keep the loan. A simpler documentation process does not automatically mean a lower-cost loan.
Can rental income help me qualify?
It may, depending on the loan program and the documentation available. Lenders may review leases, appraiser-supported rent estimates, or income history. Don’t assume every dollar of expected rent will qualify; we’ll review how the applicable program treats it.
Can I use equity in one property to help buy another?
We can explore whether a cash-out refinance or another available equity option fits your plans. We’ll discuss the additional debt, costs, cash reserves, and impact on each property. Having equity does not by itself establish eligibility.
What should I compare besides the interest rate?
Look at fees, payment structure, reserves, and any prepayment penalty. A loan that costs less upfront may cost more if you sell or refinance early. Tell Marc your expected holding period so those tradeoffs are part of the conversation.
Can you help if I live in one state and invest in another?
