MORTGAGES MADE SIMPLE.

You built a business. Let’s plan your mortgage.

Personal guidance for business owners whose income needs a closer look.

Lincoln Capital Funding helps self-employed borrowers in Michigan, Florida, and Texas compare tax-return-based and available bank-statement mortgage options. Marc reviews documentation requirements, costs, and the fit for your goals.

A CLEARER PICTURE

Start with how your business earns.

Being self-employed does not automatically require a special mortgage. We can first review whether a conventional or another available program fits your documented income. If tax-return-based qualification does not tell the whole story, an available bank-statement program may be worth comparing.

Bank-statement programs assess eligible deposits and the lender’s treatment of business expenses. Total deposits are not automatically qualifying income: transfers, unusual deposits, ownership share, and expenses may affect the calculation.

YOUR QUESTIONS. REAL ANSWERS.

Questions worth asking.

How many months of bank statements will I need?

The required history depends on the lender and program. Marc will confirm the documentation for the options available to you before you gather a full package.

Can I qualify with a profit-and-loss statement?

Some alternative-documentation options may use a profit-and-loss statement with additional verification. Availability and preparation requirements vary. We will review the actual lender requirements rather than assume a P&L alone is sufficient.

Do business write-offs mean I cannot qualify?

Not necessarily. Mortgage income analysis may treat certain items differently from your taxable income. We will review the documentation and compare appropriate programs. Ask your tax professional about tax decisions; do not change a return solely on an assumption about a mortgage.

Where is this service available?

Lincoln Capital Funding helps self-employed homebuyers and homeowners in Michigan, Florida, and Texas. The broader DSCR service area applies only to eligible investment-property DSCR loans.

What can I prepare now?

Start with the type of business you own, how long it has operated, your ownership share, and your purchase or refinance goals. Marc will explain which documents to submit through the secure application process.
